Dues & Payments
How much are HOA dues?
Dues are $283.25 per household, billed semi-annually. The total annual assessment is therefore $566.50.
When are dues due?
Dues are due January 1st and July 1st each year. Statements are mailed by Omega Association Management several weeks before each due date.
How do I pay my dues?
Dues are managed and collected by Omega Association Management. You can pay online or set up autopay through their portal:

What do my dues cover?
HOA dues cover the day-to-day operating costs of the community, including:
- Common area landscaping and maintenance
- Pool and amenity upkeep
- Utilities to keep the pool running
- Property management services
- Insurance for common areas
- Reserve fund contributions for long-term repairs
An annual budget breakdown is presented at the Annual Meeting and available through the management portal.
What happens if I miss a payment?
Late fees and collection actions are governed by the community's covenants and applicable North Carolina law. If you anticipate difficulty making a payment, please contact Omega Association Management as early as possible to discuss your options.
I'm a new resident — how do I get set up?
Welcome to the neighborhood! Please contact Omega Association Management to be added to the homeowner records. They will set up your account on the resident portal and provide information about the community.
Architectural & Property Standards
Do I need approval before making changes to my home?
Yes for exterior work. Most exterior modifications require approval from the Architectural Review Committee (ARC) before work begins. This protects the consistency and appearance of the community.
What kinds of changes need ARC approval?
Common items that require ARC approval include (but are not limited to):
- Exterior paint color changes
- Fence installation or replacement
- Roof replacement
- Additions, decks, patios, or pergolas
- Major landscaping changes visible from the street
- Solar panel installation
- Driveway extensions or modifications
- Outbuildings or sheds
- Door and window replacements
If you're unsure whether a project requires approval, contact Omega Association Management before starting work — it's much easier to ask first than to remediate later.
How do I submit an ARC request?
ARC requests are submitted through the Omega Association Management resident portal. You'll typically need to provide a description of the work, drawings or photographs, contractor information, and material specifications.
What are the mailbox requirements?
The Board has approved the following standards for mailboxes in Crockett's Ridge:
- Mailboxes must be painted black (satin finish)
- House numbers must be white (white background with black lettering is not permitted)

I received a violation notice — what should I do?
Violation notices are issued through Omega Association Management. If you have questions about a notice or need additional time to remediate the issue, contact Omega directly to discuss. Most issues are resolved quickly once the homeowner is aware.
What type of animals are allowed?
No livestock or poultry are allowed on any lot. Cats, dogs, and other household pets may be kept, provided that they are not kept or bred for commercial purposes. All dogs must be on leashes and pet waste must be picked up and properly disposed of.
Meetings & Board
When does the Board meet?
The Board meets several times per year. Meeting dates are posted on the homepage meeting schedule. The Annual Meeting is held in the fall and all homeowners are encouraged to attend.
Can homeowners attend Board meetings?
The Annual Meeting is open to all homeowners. Regular Board Meetings are working sessions for Board members. Violations Meetings are by invitation only — the homeowners being discussed are notified in advance and given the opportunity to participate.
How do I become a Board member?
Board members are elected at the Annual Meeting. Any homeowner in good standing is eligible to run. If you're interested in serving, please contact Omega Association Management ahead of the Annual Meeting to be added to the ballot.
How can I bring an issue to the Board's attention?
Please contact Omega Association Management with any community concerns. Omega will route the issue to the appropriate Board member or include it in an upcoming meeting agenda if Board action is required.
Where can I find meeting minutes?
Approved meeting minutes are available through the Omega Association Management resident portal.
Community & Amenities
Is there a forum for discussion?
Yes — there's a private Facebook group moderated by residents for neighborhood discussion. Please note this is not an official channel for HOA business; for official matters, always contact Omega Association Management.
I'm selling my home — what HOA paperwork do I need and is there a cost?
Your closing attorney or title company will typically request a resale disclosure package and a statement of account from Omega Association Management. There is a cost of $125 from Omega Association Management. Plan ahead — these documents can take several business days to prepare.
Pool & Building
Do residents of the Village of Crockett's Ridge have access to the Crockett's Ridge pool?
Unfortunately, Village of Crockett's Ridge is a separate homeowners association and they do not have access to the Crockett's Ridge Community Pool.
When does the community pool open and close?
The pool typically opens for the season around Mother's Day and closes in late-September. For the 2026 season the pool opened on May 9th and will close on September 30th.
How do I get an access fob for the pool?
All pool key fobs were replaced before opening in 2025 and a blue key fob was delivered to everyone's address. HOA residents in good standing will have access to the pool.
I lost my blue pool key fob, how do I get a new one?
Lost key fobs can be replaced by Omega Association Management. Replacement key fobs cost $25. Please email info@omegamgmt.com or call (919) 461-0102.
I found a blue pool key fob, what do I do?
Please reach out to Omega Association Management at info@omegamgmt.com and we can work on getting it returned to the owner.
Can I rent the pool for a private event?
We do not allow renting the pool for private events, and parties are not allowed at the pool house.
Trash, Recycling, & Yard Waste
What day is trash, recycling, and yard waste picked up?
Typically trash and recycling are picked up on Monday and yard waste is picked up on Tuesday. You can check the trash and recycling schedule on the Town of Apex Solid Waste Collection page.
When can bins be placed at the curb, and when must they be put away?
Bins can be put out on Sunday, and we ask that they are put away by Tuesday morning at the latest.
Where do bins need to be stored?
On the side of the house or in the back of the lot, we request that they are out of sight if looking directly at your house.
Safety, Security, & Parking
Who do I call for suspicious activity or noise complaints?
We do not have security on site, please either call 911 or the non-emergency number (919) 362-8661.
Can I park a boat, trailer, or broken-down car in my driveway?
No. Any vehicle that is disabled or does not have current license plates must be stored inside an enclosed garage. Boats, campers, and trailers also cannot be parked in driveways or on the street. They must be kept inside a garage, or parked on a designated parking pad in a side or rear yard. Note: All exterior parking pads must be submitted to and approved by the HOA ARC committee before use.
Are commercial vehicles allowed?
We currently do not have any restrictions on commercial vehicles such as work trucks parked in driveways. However, you cannot run a business out of your home.
